How Foshee Residential is Modernizing the Leasing Process


Foshee Residential has recently implemented some exciting new features across its communities. By leveraging new technologies and innovative platforms, Foshee is making the leasing process easier, faster, and more convenient than ever. These modern features reinforce the company’s commitment to enhancing the rental experience while providing prompt, superior customer service.

Virtual Tours

According to a survey conducted by Apartments.com, almost 40% of renters lease an apartment without ever taking an in-person tour. In an increasingly digital world, renters need virtual tour options. These options are especially beneficial to those with abnormal work schedules or who are moving long distances and aren’t able to come visit in person.

In 2024, Foshee Residential began rolling out a few different types of virtual tours for its communities. The company is currently in the process of creating three types of virtual tours for each community- YouTube virtual tour videos, 3D Tours, and TikTok community spotlight videos.

The YouTube virtual tour videos take renters on an engaging walk-through of the community, its amenities, and the inside of a unit. The 3D tours are your more traditional virtual tours, where renters click through to mimic walking inside a unit. The TikTok videos vary based on community but are usually a quick snapshot of the amenities and features. Self-Guided Tours

Foshee Residential is now offering prospective renters the option to book a self-guided tour at select communities. Self-guided tours allow prospects to explore a community at their own pace without the guidance of a leasing agent. The prospect can select a day and time that is most convenient for them, which is great for those with busy schedules who may not be able to visit the community during normal office hours.

The company began offering this touring option in 2023. Since then, over 15 Foshee Residential-managed communities across Alabama and Mississippi now offer self-guided tours. For more information on this hassle-free touring solution, click here.

Advanced Community Search Feature

Fosheeresidential.com recently underwent a major transformation! Foshee Residential’s new website launched in Summer 2024 and was carefully designed to simplify apartment searches. One of the new additions was an enhanced search feature found on the communities page. This feature allows prospects to easily filter by location, popular amenities, number of bedrooms, and number of bathrooms. This website revamp also improved loading times and enhanced user efficiency.

AI

The use of AI, artificial intelligence, is one of Foshee Residential’s newest strategies to modernize leasing. At select Foshee Residential communities, a “bot” has been added to their web page to answer commonly asked questions, help renters see what is currently available, book a tour, and more! This is a great feature for those busy renters who don’t have time to call the office or for those who just prefer not to talk on the phone.

Select communities also introduced AI phone calls in late 2024. This feature is great for when prospects call the community after business hours or when no leasing agents are available. Through this feature, prospects have the ability to ask about availability and pricing, learn more about the community, and even set up a tour.
