Resident COVID-19 Update (June 11, 2020)

Dear Residents,

We’re writing to tell you about important changes to our online payment fee structure and work order procedure. span>

RENT PAYMENTS

As of June 29th, we will no longer waive the processing fee for online credit card payments through our Resident Portal. However, we will continue to waive all processing fees for ACH (bank account) transactions. Here’s a helpful link on how to submit a payment or set up a recurring payment:

WORK ORDERS

As of today, we are making a small adjustment to our work order policy to better protect you and our team members. Should the need arise, we kindly ask that you allow us to perform all work orders and preventative maintenance while you are away from your home or while you wait outside of your home. If you are unable to wait outside, we kindly ask that you wait in a separate room while our team members perform the necessary work. Thank you in advance for helping us maintain proper social distancing.

ADDITIONAL REMINDERS

• Please remember to let us know if you’re having trouble paying your rent- Several hardship options may be available to you.
• To encourage a safer payment experience, we have removed all fees associated with online rent payment via ACH made through Active Building (where available)

• We have enhanced techniques used to clean our Community Offices and amenities · We are asking all Residents to follow CDC guidelines and self-quarantine if you are knowingly exposed to COVID-19.
• We will no longer accept packages on behalf of residents. If you are expecting a package and are not at home to receive it, please coordinate a pickup directly with the parcel delivery service.
• If someone in your household tests positive for COVID-19: For the safety and protection of our team members, we ask that you voluntarily inform your Community Office via phone call or email so that we can limit the potential for exposure · Please visit the CDC’s COVID-19 website for more information: www.cdc.gov/coronavirus/2019-nCoV/index.html

• We are closing all amenities (fitness centers, playgrounds, community rooms, etc.) until further notice.

Dear Residents,

We’re excited to announce several operational changes at your community.

NON-EMERGENCY WORK ORDERS

Our maintenance teams will begin completing non-emergency work orders Tuesday, May 26th. As a reminder, please submit all maintenance requests through Active Building (where available), via email or via phone call instead of coming to the Community Office. Once your work order has been received, a Foshee team member will be in touch with you to complete a brief questionnaire. Please know that maintenance technicians will be wearing masks and gloves and have been trained to maintain a proper six-foot distance. If you are at home when our maintenance technician arrives, we kindly ask that you temporarily vacate your apartment home or step into another room while the work order is being performed to maintain a proper six-foot distance. Thank you in advance for your patience as we work through our backlog.

OUTDOOR COMMUNITY AMENITIES AND COMMON AREAS
Most community amenities (with the exception of playgrounds and tanning rooms) are scheduled to reopen Monday, June 1st. To facilitate the re-opening of amenities for Residents who feel comfortable using them, and in accordance with CDC guidelines, state regulations and our updated policies, please note the following:

• The COVID-19 Acknowledgement and Release must be signed by all Residents before a Resident, his family or his guests is allowed to use any community amenity. Please visit www.FosheeResidential.com/residents to complete and sign. Please make sure each lease signer completes this form separately.

• We’re waiving all fees for online payments. Please know that your accounts will be credited for these fees once rent is paid. There’s no need to alert the office that you would like to be reimbursed for these fees.
• Residents from different households must remain six feet apart.
• Masks are recommended.
• Only Residents, not guests, are allowed in the pool areas at this time.
• Pool deck furniture has been placed to create proper distancing- please do not move it.
• Pool hours may be limited- please check with your community office for further details.
• Furniture cushions and bean bag chairs have been removed for your safety.
• Please continue to observe all other posted rules and follow all other CDC guidelines.

PREVENTATIVE MAINTENANCE AND MANDATORY INSPECTIONS

Our maintenance teams are scheduled to begin completing certain preventative maintenance work orders, such as indoor pest control and AC filter replacements, as well as perform certain mandatory inspections on June 1st.

Dear Residents,

We continue to remain vigilant against the potential spread of COVID-19 (the coronavirus). That’s why we’re updating you on additional measures we’re taking to ensure you have the safest resident experience possible.

We’ve decided to temporarily close our property offices to Residents, guests, vendors and prospective Residents. Please know that our staff remains on duty and are ready to assist you with your needs. However, there we are implementing the following changes that may affect you:

• We are suspending performing non-emergency maintenance requests in occupied apartment homes to help maintain social distancing. Please limit your maintenance requests to emergencies only.

• All maintenance requests must be submitted through Active Building (where available), via email or via phone call instead of coming to the Community Office.

• We will no longer accept packages on behalf of residents. If you are expecting a package and are not at home to receive it, please coordinate a pickup directly with the parcel delivery service.

• All packages currently being held in our offices will be delivered to Residents in the coming days.

• We are closing all amenities (fitness centers, playgrounds, community rooms, etc.) until further notice.

In the current environment, it’s important for all of us to remain vigilant against the potential spread of COVID-19 (the coronavirus). That’s why we’re providing you with important recommendations and updating you on the steps we’re taking to ensure you have the safest resident experience possible.

IMPORTANT RECOMMENDATIONS DUE TO COVID-19:

• We encourage you to submit all maintenance requests through Active Building (where available), via email or via phone call instead of coming to the Community Office.

• To encourage a safer payment experience, we are working with our payment processor to temporarily remove all fees associated with online rent payment via ACH made through Active Building (where available). We hope have this change in place before April rent payments are due.

• We discourage you or anyone in your household from visiting our Community Office if you have recently traveled to CDC Level 3 or Level 2 areas.

• We are asking all Residents to follow CDC guidelines and self-quarantine if you are knowingly exposed to COVID-19.

ADDITIONAL STEPS WE ARE TAKING:

• We have enhanced techniques used to clean our Community Offices and amenities.

• We are postponing all Resident Events until further notice.

• For the time being, we are no longer accepting packages at the Community Office on behalf of our Residents.
